Sustainable Icon at the Beach

Our 13,600 square foot landmark design has the first living and full green roof in the South Bay. In addition, the concept of mixing uses such as commercial, residential and underground parking is unique to this South Bay community. On a compact site facing busy Manhattan Beach Boulevard, we have a dozen underground parking spaces, three residences varying between 1,500 and 2,000 square feet, and commercial space totaling 1,100 square feet.

To create such an organization, the site is ‘sliced’ into four segments: one commercial and three residential. The residences on the second floor are ‘pushed and pulled’ so as to reduce the imposing presence on the street and break down the scale of the building. The first residence is slid to the front so as to have a back patio in addition to the large side yard. The second residence is slid to the back to have a front patio. And the third residence is slid halfway, so as to have a patio in the front and the back. Lastly, the design is unified by a roof that acts as a metaphor for the beach culture of recreation, ocean waves, views, and breezes. The roof design also distributes a maximum amount of natural light throughout the residences.
